7 Ways to Generate More Real Estate Leads

If you're a real estate agent, generating leads is a challenge you face daily. A reliable lead generation program is one of the most effective ways to grow your agency. 

As well as traditional methods, it's no secret that digital marketing is one of the most powerful ways to generate leads. You can reach thousands of potential clients through social media, blogs, video platforms, and search engines, whether local or remote, with helpful information and eye-catching imagery. This guide breaks down common tactics to get more customers into your sales funnel, both on and offline. 

Make sure your website is mobile-friendly

You need to make sure you're doing everything for prospective leads who visit your site from their smartphones and tablets. This includes having a responsive design that adjusts its layout perfectly to fit whatever screen it's being viewed on, and making sure it loads quickly so that you don't lose people. It takes very little time for a user to become bored with waiting for a page to load and move onto a better, faster and more responsive website. 

Create unique and valuable content

Write blog posts that demonstrate your expertise and add value for potential clients, then share those blog posts through social media, guest posting for other blogs, and email marketing campaigns. 

To drive traffic and then those all-important sign-ups, you must stand out from the pack by generating relevant, engaging, and helpful content for your target audience. By making sure your content is ranking for terms that people are searching for, you increase the chance of being found through organic search and when prospects share or like your content on social media. There are plenty of free tools on the internet that can help you discover what people are searching for. 

Create video content 

You can also double up on impact and use your blog post to create a short video for Youtube or social media. With video content winning the Facebook algorithm war, why not join in?

Create videos, Instagram reels or Youtube Shorts of yourself walking around the neighbourhood where you sell properties, talking about the amenities and showing off some of the homes in the area. Post these on YouTube, Facebook, Instagram, and any other social media channels you use, making sure you tag your content with the appropriate keywords. 

Run Facebook ads

Facebook advertising can be intimidating, but there are plenty of guides on the internet that help you build a successful lead generation campaign. There are different campaign objectives you can choose from - whether it's driving people to your website, watching a video or filling out a form. Building your campaign to drive leads involves figuring out who you want to reach and with what message.

Suppose you know you're going to be selling a new development in six months. In that case, your campaign could reach those people searching for real estate in the area and present them with an opportunity to subscribe to a mailing list to receive updates ahead of the curve. It's worth upskilling yourself on the many powerful tools that Facebook offers to get your brand, and your properties, in front of the people who need them most. 

Use social proof 

How good are you at tooting your horn online with positive customer reviews of your work, also known as social proof? Your glowing reviews should be infused throughout your marketing messages. There is nothing more validating than real-life happy customers saying nice things about you (make sure they are real-life - fake reviews stick out like a sore thumb).

You can integrate these onto your website, social media channels, and email marketing campaigns. It's simply the best way to show a potential lead they can trust you to provide excellent customer service. Don't be afraid to ask for referrals and testimonials from your satisfied clients. 

Sponsor local events and causes in person and on social media

Find an event or cause that represents your agency's values, and get your name behind it. Whether it's local sports teams, charitable organisations, or major events in your community, fundraising helps build long-lasting relationships with your agents that later turn into leads. These events and causes will serve as marketing for your brand. Also, participants in these events will share their experiences with others, which helps grow your reach on social media.

Contact old leads 

You probably have an extensive database of past leads and customers, yet you may not think to contact them again to see if they are considering a life change. It doesn't hurt to reach out to customers to remind them you are there. Maybe a past client is thinking of selling - you may just contact them at the right time to spur them into action. If you don't reach out to them, someone else will. Additionally, reaching out to past clients is a great way of nurturing your current database.

There's no one-size-fits-all approach to generating leads because different clients respond to different tactics and channels. It's important to dip your toe into the water and try out lots of new techniques, learn what works and what doesn't, and keep yourself open to new opportunities and tools as they come up.
